A 4-Point inspection is a focused review of a home's four major systems — roof, electrical, plumbing, and HVAC — documenting their age, type, and condition. Florida insurance carriers require it before writing or renewing a homeowners policy on an older home (commonly 30 years and up, sometimes as early as 20), using it to decide whether they'll insure the property. It's performed by a Florida-licensed home inspector, contractor, engineer, or architect.
